DQ 1. Explain the difference between a net lease, a net-net lease, and a net-net-net lease. Give an example of situation in which a ground lease might be used.
 DQ 2. You take a chance on a transitional neighborhood and become a tenant in a residential building. You sign a one- year lease; however, before the lease ends, the owner sells the building and the new owner increases the rent by 50%. Can you terminate your lease? Why or why not? Are any fair housing laws being violated in this scenario? Explain.
 Write a two- to three- page paper detailing your competitive market analysis for your Property Management Plan. Please see the assignment section for resources to assist you with locating a property.
The competitive market analysis should identify and review the rents and occupancies in similar competing buildings. The competitive market analysis should also include the regional analysis and neighborhood analysis outlining the economic base of the metropolitan region and the geographic sector and local neighborhood in which the property is situated.
At a minimum, the comparative market analysis should include:
a. Detailed information about the specific, local area where the property is located.
b. Demographic information on the regional or metropolitan area in which the property is located.
c. Economic information on the regional or metropolitan area in which the property is located.
d. Comparison of rents and occupancies to similar properties in the area.
